Renting through ICPM? Here is what you can expect from us as a tenant:

Reliable and timely communication to address your concerns and requests for necessary maintenance. Properly maintained rentals make much better homes for our residents, as well as better investments for our clients. We use only knowledgeable, courteous professionals to perform maintenance and offer a 24-hour service line for emergencies.

To be considered for residency, you will need:
Minimum of 2 years of positive verifiable Rental*/Owner history (*MUST BE BASED ON A VALID WRITTEN RENTAL AGREEMENT FROM A LANDLORD/MANAGER, NO SUBLETS OR FAMILY REFERENCES)
Minimum verifiable gross monthly income of approximately 3 times the monthly rent (PAYSTUBS, W-2, TAX RETURN, 1099, etc)
Minimum of 2 lines of established credit with overall credit rating of at least 80% positive over the past 2 years.

Occasionally, properties may accept an additional deposit or co-signer to account for a lack of rental history, income or credit, but typically not for derogatory credit or rental history. Ask your property manager for details. Once your application is approved, you will have 24 business hours to submit the security deposit to hold the property for up to 10 days (unless a longer holding period is agreed to in advance and in writing). The security deposit must be paid in the form of a cashiers check or money order only. Your first month's rent payment is due prior to receiving possession and must also be in the form of a cashier's check or money order. If a pet is allowed, an additional security deposit is required (typically between $250-400 per pet). Ask for details.

APPLICATION FEES ARE $40.00 PER ADULT PAYABLE BY CASH, CASHIERS CHECK OR MONEY ORDER ONLY (NO PERSONAL CHECKS ACCEPTED). APPLICATION FEES ARE NOT REFUNDABLE ONCE PROCESSED. APPLICATION QUALIFICATION FAQ
(FREQUENTLY ASKED QUESTIONS):
Q: Do you combine history, income and credit for multiple applicants?
A: Yes, but at least 1 applicant must meet all credit and history qualifications.
Q: What is considered as established credit?
A: Minimum of 2 currently open positive lines that are at least 6 months old.
Q: What is considered as verifiable rental history?
A: Renting with a written agreement through a Landlord or Property Management Company, subject to verbal and/or written verification.
Q: What is considered as verifiable income?
A: Recent paystubs with employer verification via phone and/or fax, tax returns, letter of employment (subject to verification), any documented income source.
Q: Will bankruptcy mean an application is automatically declined?
A: Not necessarily, if it was over 2 years old and credit has been re-established.
Q: Will you accept a co-signor (guarantor) or additional deposit?
A: Occasionally, Landlords will accept one of these options for a LACK of history, income or credit, but NOT for derogatory history or negative credit.
Q: How long does it take to process an application?
A: The process typically takes 1-2 business days, but circumstances may vary (i.e. incomplete or inaccurate info, waiting for rental references to call, etc.)
Q: What will it cost to move in?
A: First month's rent and deposit must be paid by cashiers check or money order. (Second month's rent will be prorated based on move-in day if applicable)
